The Timo 320 is a two-room sauna cabin: a changing room on one side, a proper sauna room on the other, and a covered porch across the front. 3.2 × 2.0 m on the ground. Choose 50 mm or 70 mm walls, and a pitched or flat roof. Two rooms, and an insulated sauna roof You come in through an outer door into the changing room, then through a bronze glass door into the sauna itself. That partition is what keeps the hot room hot when people come and go — the thing a single-room cabin cannot do. The detail we would draw your attention to: the sauna section has an insulated roof element built in — 12 mm boards, 50 mm ISOVER insulation, 12 mm boards. Most garden saunas at this price have a boarded roof and nothing else. Heat rises, so an uninsulated roof is where it leaves; this is the single biggest reason one cabin holds temperature and another does not. Two double-glazed windows (120 × 91 cm and 100 × 60 cm) keep both rooms light. The manufacturer supplies the roof boards and the insulated sauna element, but shingles or felt are a separate item. Tell us when you order and we will quote it with the build rather than leave you to find it. Run it on gas — no electrician, no cable across the garden This is the option almost nobody else offers, and for a lot of gardens it is the one that makes a sauna possible at all. A FinSteam gas heater runs on a standard propane bottle — the same sort you would use for a patio heater or a barbecue. No armoured cable, no trench across the lawn, no electrician quote you had not budgeted for. At around 12.5 m³ this is near the top of what a single 8.1 kW gas heater serves well. It works, and it is the largest cabin we will fit gas to — but if you want the room hot fast from cold in mid-winter, the electric 8 kW is the easier answer. At 12.5 m³ take the 8 kW. Needs a dedicated circuit installed by a qualified electrician; budget £400–£1,200 for a garden supply on top of the heater. Wood-fired — a Harvia M-series stove. No electrics at all, a real fire, and the traditional way to run a cabin like this. We fit the flue on installation day. Covers manufacturing defects and workmanship. Where to put it Orientation. Point the glazing at what you want to look at, and away from a neighbour's windows. West-facing catches the evening, which is when a sauna actually gets used. Clearance. Leave at least 300 mm behind and to the sides for air to circulate and for maintenance access. Timber boxed tight against a fence stays damp. Planning permission. Most garden saunas fall under permitted development, but there are limits on size, height and proximity to boundaries.
